Most roofing contractors know how to measure a roof. The challenge is capturing everything that comes with it.
A roof may only be 20 squares on paper, but the final estimate can vary dramatically depending on the details hidden throughout the plans.
Here are seven mistakes we frequently see in roofing takeoffs.
1. Measuring Roof Area Without Checking Slope
A roof is rarely as simple as the footprint shown on the plan view. Steeper slopes increase the actual roofing surface area and material requirements. Estimating directly from a flat plan view without applying the correct pitch multiplier leads to undercounted shingles, underlayment, and fasteners.
2. Ignoring Parapet Conditions
Commercial roofs frequently include parapets, coping, and wall flashing requirements. Estimating these requires calculating the vertical square footage of the parapet walls and the linear footage of coping metal. If you only count the horizontal roof deck, you will miss significant labor and material costs.
3. Missing Roof Penetrations
Mechanical curbs, vents, skylights, and rooftop units require additional flashing and detailing. The more penetrations a roof contains, the more labor-intensive the installation becomes. Each penetration requires sealing and custom flashing, which slows down the crew.
4. Forgetting Tapered Insulation
Insulation layouts can dramatically affect material quantities. Flat roofs require tapered insulation systems to create slope for drainage. Many estimators focus on the flat membrane area and overlook the complex puzzle of tapered board packages, which vary in thickness.
5. Not Reviewing Architectural Elevations
Roof plans rarely contain every detail. Architectural elevations and wall sections reveal transitions, step-downs, and fascia conditions that affect installation. Cross-referencing these sheets is the only way to verify where the roof deck meets walls.
6. Missing Edge Metal Quantities
Drip edge, gravel stop, fascia, and coping details are commonly underestimated. These perimeter metals require accurate linear measurements, corner pieces, and splice plates. Estimators often apply a generic allowance that fails to cover custom-fabricated metal packages.
7. Assuming Every Roof Area Uses the Same Assembly
Projects often contain multiple roof systems. For example, a commercial building might have a main low-slope TPO roof, a shingled entryway canopy, and a standing-seam metal canopy over the loading dock. Failing to identify these assembly changes leads to inaccurate material counts and incorrect labor pricing.
Accurate roofing estimates depend on understanding the entire roof system, not just the square footage. Taking the time to cross-reference structural sections and architectural elevations is the best way to protect your profit margins.
